PG County Luxury Market Statistics, December 2010

At Bruno Real Estate Group, we define as luxury homes those priced at $500,000 and above, which is the standard set by The Institute for Luxury Home Marketing (ILHM).

While 27 cities are represented in Prince George’s County, the data is skewed towards the more popular communities. The top 3 cities (Bowie, Upper Marlboro, and Fort Washington) account for over 60% of luxury home market sales. A heavy concentration of luxury home sales occurs south of Route 50, and as far west as the Potomac River coast. It is interesting to note that in December 2010 there were less homes on the market (230 homes up for sale) compared to December 2009 (336). Demand remained about the same with 14 homes sold in December 2009 versus 13 homes sold in December 2010. If you are selling, what this means to you is that it is more likely that your home will sell faster and for a higher price at the present time than it would have in 2009. If you are buying, prices remain low—10-year lows in some areas; as the supply of homes on the market continues to decrease, expect prices to remain the same.

Here are a couple of interesting statistics on this segment of the market:
-- The average price of a single-family luxury home in December 2010 was $626,293.
-- The average house in this price range had 5 bedrooms and approximately 5 bathrooms.
